Job Description:
The Property Manager is responsible for managing a lease portfolio of 200-plus restaurant locations. This position investigates, negotiates, and resolves a high level of lease management issues, including pre-litigation. The Property Manager reviews desktop or field audits for their lease portfolio. This position audits lease claims and has settlement authority to avoid litigation. The Property Manager facilitates resolution of issues involving landlords’, tenants’, and vendors’ maintenance rights. This position serves as the liaison and representative for Operations with their landlords and may train Operators on handling lease property management trends and issues. The Property Manager may manage and lead Property Management associates, coaching and developing them to elevate their performance. If this position manages other associates, the position is responsible for managing a smaller lease portfolio (100-plus stores).

- Reviews desktop or field audits for their lease portfolio. Audits lease claims. Has settlement authority to avoid litigation.
- Facilitates resolution of issues involving landlords’ and tenants’ maintenance rights. Serves as the liaison and representative for Operations with their landlords.
- Performs property inspections, oversees completion of repairs and maintenance issues, monitors move-in and move-out of stores, and prepares exit strategies for closing under-performing stores.
- Reviews and approves advanced and complex charges/expenses for accuracy, verifying them against the lease. Enforces the rules of occupancy and vacancy for the shopping center, such as co-tenancy, operating hours, etc.
- Works closely with Operations to develop an understanding of Operations’ business needs. Creates and conducts presentations on property management issues for Operations and trains Operators on handling property management trends and issues.
- May manage Property Management associates, coaching and developing their performance to support the company’s growth strategies. Works with the Director, Property Management on selection, evaluation, and retention of Property Management staff.
- Establishes, maintains, and monitors adherence to the property’s record keeping system. Ensures maintenance and accuracy of the property management database (AMT Direct).
- Bachelor’s degree required, preferably in accounting, finance or real estate
- Minimum five years of lease-related property management experience with increasing management responsibility required, preferably in the hospitality industry
- NRTA course completion, completion of Property Management course, and CPM or RPA required
- Paralegal Certificate or equivalent preferred
